This platform will prioritize listings that best match your preferences, taking into account location, visual features, and other property details.

After we’ve discussed your needs, I can connect you with a local mortgage lender for pre-approval. Different lenders specialize in various types of loans—FHA, VA, or other specialty options—and some offer more favorable rates or terms. I’ll help you find the lender who best fits your goals. I also have an in-house lender option if you prefer; just let me know, and I’ll gladly make the referral.

Finding Your Home

Once you’ve had your initial consultation and secured pre-approval, the home search can begin in earnest. My RealScout listing alert system will be key, serving as a communication hub for available properties. If you’d like to visit a particular home, you can request a showing directly in the platform with a simple click.

Some buyers discover their dream home right away, while others need more time to figure out exactly what fits their lifestyle. I’ll support you throughout this phase, helping refine your ideas so you remain focused on your priorities. Rather than nudging you toward every property you like, I believe it’s crucial to discuss how each home aligns with your goals before you make an offer.


The Offer Process

After you find a home that feels right, I’ll walk you through creating and presenting your offer. Here are the core steps I’ll take on your behalf:

  1. Comparable Sales Analysis: I’ll research comparable properties to help determine a fair market value. Elements like location, recent sales, deferred maintenance, and potential upgrades all play a role.

  2. Review of Pre-Offer Disclosures: I’ll obtain any pre-offer disclosures and go through them with you in detail. If you need more information, I’ll help track down the answers so you’re fully informed before submitting an offer.

  3. Formulating an Offer Strategy: Based on the property’s condition, the disclosures, and your financial situation, we’ll decide on an offer strategy. Once we’ve agreed, I’ll handle the necessary paperwork.

  4. Presenting the Offer: Whenever possible, I aim to present your offer directly to the seller or their listing agent, as personal interactions can strengthen your position.

  5. Negotiations & Escrow: If the seller accepts, you’ll enter into a contract and begin escrow. Sometimes counteroffers or additional negotiations come first. I’ll guide you through this process while ensuring you stay within your financial comfort zone.

  6. Inspections & Access: Once in escrow, I coordinate inspections, appraisals, and any other access needed for the loan process. Depending on the agreement, the escrow timeline can be tight or more flexible; I’ll work to match your preferences.

  7. Additional Inspections: If further inspections are required, I’ll schedule them promptly. I have a strong referral network, so I can bring in qualified professionals on short notice.

  8. Ongoing Negotiations: If any new concerns arise from inspections, I’ll advocate on your behalf for the best possible resolution. After all contingencies are satisfied, I’ll oversee the rest of the escrow process to keep everything on track.

  9. Final Sign-Off: Within five days of closing—once your loan documents are ready—I’ll arrange a final signing with the escrow office. I typically attend in person to ensure all contract terms are accurate.

  10. Closing & Key Exchange: On closing day, I’ll confirm when the deed is officially recorded with the county. After that, I’ll hand over the keys and help you transfer utilities.

  11. Post-Purchase Support: My service doesn’t end once escrow closes. If you have any questions about your new home, need referrals for home improvement projects, or simply want advice, I’m always here to help.
